UK’s cheapest town laid bare where homes only cost £69k – full list

The cheapest place to buy a home in England and Wales has been revealed, with homes selling for less than £70,000 on average.

Data gathered by Reach shows homes in the North Yorkshire city’s TS1 postcode area, which covers the town’s centre, sold for an average of £69,157 each in the 12 months to the end of April.

It makes properties cheaper than any other postcode area in the country with at least 50 sales in the past year.

Middlesbrough sits near the mouth of the River Tees, just north of the North York Moors National Park.

It has a population of close to 150,000 and was voted the third-best place to raise a family in 2022.

The survey by Electric Ride on Cars analysed locations up and down the country, assessing schools, air quality, safety, affordable childcare and affordable homes.

Only Lincoln and Chesterfield ranked higher as family-friendly cities.

Properties in Middlesbrough’s TS3 postcode in Brambles Farm also saw some of the lowest prices, with the average home sold for £86,190.

Grimsby was found to be the next cheapest place in the country to buy, with houses selling for £77,951 each on average in the DN31 postcode area.

In SR1 – Sunderland city centre – the average home sold for £79,908, though this was based on just 19 sales in the area.

Meanwhile, homes in BD1 – Bradford city centre – sold for an average of £87,653, and in Hull’s HU2 postcode saw houses selling for an an average of £87,955.
