Real Housewives of Cheshire star Dawn Ward has sold her £6.5million mansion after legal action was taken against her over a series of debts, we can reveal.

The businesswoman, 50, parted ways with her Grade II listed Warford Hall property having been hit with four County Court Judgements over unpaid bills totalling more than £62,000.

Dawn, who now lives in Dubai with her ex-footballer husband Ashley Ward, was being chased over a £40,255 debt by merchant bank and wealth advisers, Close Brothers.

She also had three more county court judgments against her by unnamed parties, the first for £19,812, the second for £1,270 and a third of £960.

Former Norwich star Ashley, 53, has a £400 county court judgement against him, according to public records.

Land Registry documents show the couple took out two mortgages on 11,000 sq ft, five bedroom property set on 12.5 acres outside Alderley Edge, Cheshire.

The first for £4 million was taken out in 2005 and a second for £5.5 million was taken in 2009. In 2015, the property was used to guarantee a third loan from billionaire Phones 4u founder – and Labour Party supporter- John Caudwell.

Reality star Dawn and her husband first attempted to sell their Warford Hall pile in 2013 but it was on the market for five years before being withdrawn.

In 2017, they lodged plans to convert the mansion into a wedding venue, however government planning chiefs sided with almost 200 objections from neighbours.

Dawn went on to secure planning permission for a spa retreat on the site, but she does not appear to have gone ahead with the proposal.

The mansion was re-listed for the lower price of £7m in 2022. The Rightmove website now shows it as being sold subject to completion having been advertised for ‘offers in excess of’ £6.5m.

Dawn previously said: ‘We’ve lived in Cheshire for 20 years and we’ve had amazing memories there. It’s a great house for parties, it’s a great house for family.

‘It’s in a great location and really private, people don’t always realise that Great Warford is just three minutes drive to Alderley Edge, five minutes to Wilmslow or Knutsford.

‘It’s really private, yet really well located. We initially rented it out because we always thought we’d come back, but we’ve decided this is a permanent move for us now, we love it in Dubai.’

A spokesperson for Dawn said the loan from Caudwell had been ‘discharged,’ which allowed her to sell the property.

He added that the Close Brothers debt related to the Skulpt beauty clinic she sold when she left the UK and that ‘she hasn’t lived in the property for three years.’
