New homes planned next to busy Derby shopping precinct

A big new apartment building could be built next to a busy Derby street and just yards away from a shopping precinct. A new planning application has been submitted to Derby City Council to build a new two-storey building on vacant land at the corner of Middleton Avenue and Burton Road in Littleover.

Should the plans get the go-ahead, the new building will be constructed next to a newly built care home. Across the road from the application site is the Littleover shopping precinct which includes a Subway restaurant, an Iceland supermarket a Birds bakery store and a number of hairdressing salons.




According to Derby City Council’s planning portal the application site is listed as a “car park”. The applicant behind the plans is Kam Dhadad.

The plans are for the new building to include two flats for six occupants each (five bedrooms) and a third flat for a potential nine occupants (seven bedrooms). In total the new building could house more than 20 people.

Planning documents submitted as part of the application state: “The site is currently empty and unused and has great potential to develop the area and add a residential building to the community. As part of the remnants of an existing residential fabric, the current site comprises the final segment of undeveloped site previously used as a car park along Middleton Avenue.

“This design process places sustainability and architectural excellence at the forefront, facilitating the connections that make a community whilst exemplifying our dedication to environmental stewardship. Through innovative design solutions, we aim to achieve a perfect synthesis of community housing and ecological richness, setting new standards for the built environment and leaving a positive legacy for future generations.

“It (the design) is a responsible, considered approach that is sympathetic to its surroundings in massing, materiality and proportion.” A decision on the plans could be made by the council by August. However, dates can be subject to change.
