Would-be buyers will need to fork out £1.5m to snag the home, but they’ve been advised to take care when viewing the property.

A brochure tells potential purchasers not to fall into Katie’s empty pool and also warns the land could be contaminated by waste by tipping.

Estate agents H.J Burt say: “The Southern part of the land has been subject to the depositing of waste material and for which an Enforcement Enquiry (ref EN/19/0300) was raised by Horsham District Council in 2019 for unauthorised operational development and engineering operations, plus level changes.

“There is an ‘Investigation Complete’ note on the file status.

“An Intrusive Site Investigation report dated 28th July 2024 by Oakshire Environmental following their site visit on 13th July 2024 is available from the Agents and which results show a low to moderate risk from materials deposited on site.”

Katie has revealed that her land was the subject of illegal fly-tipping.

An advert online tells potential buyers the pad in Horsham, Sussex, could be flipped into “impressive family house” after refurbishment.

Making no mention of its famous former owner, the advert says: “A substantial detached family home including three reception rooms, nine bedrooms and four bath/shower rooms spread over three floors plus a one-bedroom annexe.”

It continues: “Offering the opportunity for refurbishment to potentially create an impressive family house with mature grounds including potential reinstatement of the tennis court and swimming
pool and enhancements of the paddock and land.”

Katie – once worth £45million – moved into the mansion ten years ago.

But the pad fell into disrepair as her chaotic personal life and finances spiralled out of control.

In 2022 her attempts to renovate the home featured in Channel 4’s Katie Price: Mucky Mansion.

It comes as the sprawling pad’s lawn has now been mowed and piles of rubbish left behind by the glamour model have been cleared.

But photos show damage to its outside walls and the interior.

The kitchen has been tidied up – but there are marks on the wall where cupboards have been ripped off.

Evicted Katie had a media wall with a giant TV screen installed, but that has also been torn down.

Despite the eviction, she has sent potential buyers a chilling warning.

Speaking ahead of the listing going live, Katie told DailyMail: “I hate that house. Whoever buys it, I warn them, they will get bad luck there.

“It is absolutely cursed. My anxiety got worse with that house. There was a point when I couldn’t even walk up the driveway without having a panic attack.” 

She added: “I should never have gone back there. Now I’m out of it, it’s the best thing I’ve ever done.”
